Record Demand for Land in Brisbane’s Bayside
The well-established residential community, Arc on the Point, by local award-winning developer, Urbex, has received more than 100 enquiries within the first 48 hours of announcing its final land release of 42 homesites.
The strong early interest in Arc on the Point’s final land release highlights the acute shortage of supply for vacant land opportunities in well-located, lifestyle-focused communities in Brisbane’s bayside. Just seven minutes from the waterfront, Victoria Point is emerging as a standout destination for buyers seeking value, amenity, and a relaxed coastal lifestyle, especially as land supply tightens across South-East Queensland.
Urbex Realty’s General Manager Craig Covacich is not surprised by the swift buyer response.
“Buyers aren’t just acting quickly, they’re acting smartly. Arc on the Point offers standout value in a market where the undersupply of housing is triggering healthy price growth,” Mr Covacich said.
“The supply of land is increasingly limited and our population growth is placing pressure on this demand. Buyers are recognising the scarcity to secure a blank canvas to build a new home within established location.”
Over the past 12 months the combination of rising land and new housing costs have made it challenging for first home buyers to enter the market at Victoria Point, prompting a shift in buyer profile.
“We are now seeing more established buyers capturing an uplift in the value of their established home by selling and building new to suit their current and future lifestyle demands,” Mr Covacich said.
“In addition, investors are recognising the long-term value of bayside property in terms of rental yield and dwelling value growth. With only 42 homesites available in this final release, opportunities like this are increasingly rare in Victoria Point’s tightening land market.”
In Victoria Point, the median property price for a house is currently $1,020,000 with annual capital growth of 15.9%. In the last 12 months, Arc on the Point averaged 10 sales per month, totalling 118 sales across six land releases.
The final land release, Parkland, features 42 homesites ranging from 350m² to 429m² with sale prices starting at $534,000.
Arc on the Point is centrally located in Victoria Point, with 25 hectares of green open space and landscaped parklands. The tightly held, leafy residential community boasts everyday convenience and a peaceful lifestyle due to its proximity to local amenities with Victoria Point’s main retail hub a 3-minute drive, and schools, health precincts, and public transport nearby.
